Job Title: Construction Manager
Location: San Juan, Puerto Rico
Caribe Global, LLC (www.caribe.global) specializes in high-end hospitality projects across Puerto Rico. With our first boutique hotel property already acquired in Old San Juan, we are committed to developing top-quality real estate ventures with premium finishes. Our team includes a full-time architect, a part-time certified engineer, and comprehensive back-office support, and backed by capital provided by the Principal.
We are seeking an experienced Construction Manager to oversee the demolition and construction of our existing boutique hotel project in Old San Juan. Acting as an internal General Contractor, the ideal candidate will work closely with our in-house architect and engineer to ensure the project is completed on time, within budget, and to the highest quality standards. This is a full-time position requiring exclusive commitment to our projects. Candidates must be fluent in Spanish.
Project Management:
• Oversee all phases of construction, from demolition to completion.
• Develop and manage detailed project schedules and budgets.
• Ensure the project is completed on time and within budget.
Collaboration:
• Work closely with the in-house architect and part-time engineer.
• Coordinate with back-office support for administrative tasks.
• Permitting and Compliance:
• Assist in securing any remaining permits and approvals.
• Ensure compliance with local building codes, regulations, and tax decrees.
Vendor and Contractor Coordination:
• Leverage local contacts to source and manage subcontractors and suppliers.
• Negotiate contracts and oversee contractor performance.
Quality Assurance:
• Implement quality control programs to meet design specifications.
• Conduct regular site inspections and address any issues promptly.
Risk Management:
• Identify potential risks and develop mitigation strategies.
• Ensure safety protocols are followed on-site.
• Reporting:
• Provide regular progress reports to the Principal and stakeholders.
• Maintain accurate project documentation.
Future Development:
• Contribute to planning for future hospitality projects in Puerto Rico.
• Stay informed about industry trends and local market conditions.
Experience:
• Minimum of 10 years of construction management experience.
• Proven track record of delivering projects on time and within budget.
• Extensive experience with construction projects in Puerto Rico; experience in Old San Juan is highly preferred.
Education:
• Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred but not required.
Skills and Abilities:
• Strong understanding of local building codes and regulations.
• Established network of local industry contacts.
• Excellent leadership and team management skills.
• Proficient in project management software and tools, including online platforms like Asana.
• Exceptional communication and negotiation skills.
• Fluent in English and Spanish.
Certifications:
• Relevant professional certifications are a plus.
Background Check:
• Clean background check required.
Compensation:
Base Salary: Competitive salary commensurate with experience.
Performance Bonus: Bonus based on delivering the construction project on time and within budget.

• Opportunities for Growth: Upon successful completion of this project, the intention is to lead construction management as a full time employee for future real estate developments.
